How to Rent

1. Contact

If you wish to rent a property, please contact us by e-mail.
If your moving-in date is more than two months ahead, we may ask you to contact us again later
because we receive customers' cancellation notices 30 days before their moving out dates.

2. Application

We will send you an application form. (You can also apply on our website.) Applications can be sent by fax, postal mail or e-mail.

You can also visit our company office to apply for a contract. In such cases, please allow some time to complete the application. Upon application, you must submit a copy of your photo identification (driver's license, alien registration card or passport). For a corporate contract, you must submit a copy of your company's corporate registration (certificates for all records).

3. Review

We will conduct a simple review of the information in your application and your identification or corporate identification. We may ask for a separate deposit depending on the information submitted in your application (Deposit is a minimum of 50,000 yen and a maximum of 1 month's rent).

In addition, if you pay by credit card and have a proper job, the card will be the guarantor and no other guarantor is necessary.

(Accepted credit cards are VISA, MASTER, DC, JCB, and AMEX Card only. Payments must be made in full).

4. Contract signature and seal

Please read the contract document mail.
After you read this contract, please send me an e-mail that says,
I (type in contractor/tenant) carefully read and understand the Lease Agreement mentioned above.
I agree and consent to the agreement and will not object to the contents.

If you would like to sign the contract face to face, you need to come to our office. In this case, you cannot reserve a room because you have not signed the contract and paid contract money.

5. Invoice > Payment

We will send you an invoice together with the contract. Please pay the full amount of the invoice or pay the contract application fee (50,000 yen) by the given deadline. The balance of the contract fee should be paid by the move-in date.

After payment is confirmed, the contract will be complete and we will reserve a room. Please note in advance that we will not reserve a room in the event that payment of the contract fee is not received, the contract is not concluded, or the necessary documents are not submitted. We are unable to accept revisions to the information in the contract. In the event that you must cancel the room after completion of the contract, even though you have not moved in, the application fee (50,000 yen) must still be paid as a cancellation fee. Cancellations confirmed over a month before the move-in date will receive a full refund of application and contract fees. Please be advised of these terms before concluding a contract.

6. Check-in

Upon confirming the conclusion of the contract, after payment of the contract fee and submission of necessary documents etc. are completed, we will advise you of the check-in procedure. Your key will be ready to pick up at our company office or in your mailbox at your apartment.
