Here are some frequently asked questions from tenants.
About cancellation of the contract
After the contract has been made (deposit has been paid), the application fee (50,000 yen) cannot be refunded.
In addition, the contract with our company will be complete after receipt of the deposit. Please note that we cannot reserve a room during the application process.
About midterm cancellation of the contract
If you provide us with 10 days notice prior to the date you would like to cancel the contract, we will refund the rental fees and utility charges the day following your cancellation date.
On the other hand, if we receive notice only on the date of cancellation, rental fees and utility charges will be charged for 10 days following the date notice was given.
About extension of the contract
Please give us notice for extension 10 days prior to the last day of the contract.
However, if the contract states, "fixed time contract" , we have already posted a vacancy for the next renter. Therefore, you can only extend your stay in the event of no new renter. However, you cannot extend your stay in the room if a new renter has already been found. Please keep in mind these terms.
About the minimum stay
The minimum stay is 7 days. As notice for cancellation should be given 10 days prior to vacating, a contract for less than 10 days automatically becomes a "fixed time contract" and you cannot renew (extend) your stay. However, the minimum stay may differ depending on various rental promotions.
About paying rent
Payment must be made by direct deposit or credit card.
Accepted credit cards are VISA, MASTER, and DC Card (payment must be made in full).
About checking in
Check in depends on the type of room, but you will receive your key either at our company office (7-chome Roppongi), in your room's mailbox (password required) or by mail.
We will advise you after confirming receipt of deposit. Please ask for details.
About checking out
You can return the key to our company office or in your room's mailbox.
In such case, please let us know where you have returned your key.
In addition, please check out by the last day of the contract.
About lost keys
In the event of a lost key, you will be charged all expenses required to change the key.
(The cost is 30,000 yen for a regular room key, and 10,000 yen for a card key, and all other accompanying keys, such as self-locking keys are 10,000 yen each.) In addition, it is a good idea to keep looking for the lost key, as we will refund 10,000 yen of the cost if you find the lost key.
About damage to the room
Please be sure to clean stains immediately. If the stain cannot be removed, we may charge you the cost of replacement, maintenance or repair, etc. separately. This also applies to tar stains from tobacco, so please smoke outside the room as much as possible. In addition, we will charge you the actual cost of any materials, such as flooring, rags, sheets and curtains etc., that are damaged by tobacco burns.
About receipt of baggage
Generally, to receive your baggage, please specify the delivery time after check-in.
About phone lines
Each room is not equipped with a phone line. If you wish to have a phone line for long-term usage, please talk to us.
About internet user fees
There is unlimited Internet connection, free of charge. Please take advantage of this service.
The Internet connection environment may vary by room. Please ask for details.
About rental computers
Generally, the rental fee is 315 yen/day.
As we only have a limited number of computers, please ask us in advance when you wish to rent. To rent a computer, you must sign a separate rental contract.
About parking lots
Some rooms have a parking spot.
In addition, if you wish to rent a parking spot for a long vacation, such as year-end and new-years holidays, golden week and lantern festival, temporary parking spots are available (4-chome Roppongi).
In addition, these parking lots are provided on a first-come-first-serve basis. If you wish to rent a spot, please ask us.
About pets
Pets are not allowed in most rooms. However, some rooms allow pets (not allowed for short-term stays).
A renter with a pet must pay a deposit equivalent to 1 month's rent (may be 2 months depending on the situation).
In addition, pets may not be kept, even temporarily, in a room that does not allow pets. If such situation is discovered, the rental contract will be cancelled immediately (rent is forfeited) and you must vacate the room. You will be charged the cost of cleaning and repair separately. The deposit will also be forfeited.
About rental bicycles
Monthly apartment Roppongi 12 has some rental bicycles available. However, we only have a limited number of bicycles to rent, so please ask us in advance.

About reservation
Due to the large number of inquiry that we are getting, we are not able to accept reservations of two months in advance before the move-in date.
However, in the case in which a customer does not have a preferred apartment or if our website shows a vacancy during the period in which you wish to reserve, an advance reservation will be accepted.
If you wish to make a reservation of two months in advance before your move-in date, please provide answers to the following questions.
Q1: How many people will be sharing the reserved apartment?
Q2: When is your move-in and move-out date?
(We are not able accept a reservation unless you can provide us a move-in date.)
When you have decided to reserve an apartment from our website, please indicate the most important condition for reserving from the listed options.

C) Room size (Most apartment that we have are about 20 square meters.)

EX: The apartment must be less than 10 minute walking distance away from the Roppongi Station.
We will try our best to find an ideal apartment based on your criteria like budget, number of guests, duration of stay, and other demand.
We will make our decision based on the availability of apartment units at that time.
We can not guarantee to provide you an apartment unit that would meet all of the requested conditions.
You will need to send us a deposit of 50,000 yen when you make the reservation.
This 50,000 yen will later go towards the total payment for the apartment.
In the following cases the deposit will be non-refundable.
A) Cancellation after your apartment has been decided, and the contract between you and us has been made.
B) Cancellation within 1 month of your original move-in date even your apartment may be undecided at the moment.
Settlement of the balance will be made after an ideal apartment of your choice has been found.
We will contact you with the apartment information 20-60 days prior to your move-in date.
