Step1 Inquiry

Step2 Application
ApplyYou can apply for each property from the " Application" in the property details.

If you wish to visit us, please contact us in advance with the date and time of your visit. Please allow some extra time
for guidance and contract preparation, as it may take some time. Also, we kindly ask for a copy of a photo ID with a
face photo (passport) for all residents at the time of application. Those visiting in person, please make sure to bring
it with you.
※In the case of corporate contracts, in addition to a copy of identification, we also request a copy of the registration
certificate (full extract of the register of matters) obtained within the last 3 months.
※For applications from unemployed or minors, a joint guarantor is required. After applying, we will contact the joint
guarantor for confirmation, so please be aware of this in advance.
Step3 Examination
ExaminationWe will conduct a simple screening based on the " Application Form," "Identification Documents," and "Corporate Registry Extract." Depending on the details of the application, we may require a separate security deposit. (The security deposit ranges from a minimum of 50,000 yen to a maximum of one month's rent.)
【Regarding the security deposit】
The security deposit received will be refunded to the designated account within about a week after checking the room
upon departure, especially if there are no issues. If the customer's departure is during business hours, it is also
possible to conduct an interior check under the supervision of the tenant. The main check items are as follows.
■Are the provided bed sheets and furniture appliances intentionally damaged or disposed of without notice?
■Are bulky waste items (furniture, appliances, etc. purchased by the customer themselves) not left abandoned in the room
or common areas?
■Are guests not smoking indoors despite the entire property being non-smoking (ensuring that there is no tobacco smell
permeating the rooms)?
Step4 Signing on the contract document.
SignaturePlease sign on the contract created based on the contents of the application form. We will enter into a fixed-term lease agreement between our company and you.
Step5 Invoice → Payment
PaymentWe will also send an invoice along with the contract when it is dispatched. Please make a payment of the full amount of
the invoice or a part of the contract amount, including a deposit of 50,000 yen, by the specified deadline.
1.Sign the contract.
2.Submit the necessary documents.
3.Make the payment.
Once we confirm these three points, we will secure the room for you and provide move-in instructions.
If the contract is not concluded, or if the payment or necessary documents cannot be confirmed by the specified
deadline, we may temporarily cancel the application and prioritize guiding other customers. We ask for strict adherence
to deadlines.
If you cancel the room after the contract is signed and before moving in, we will deduct 50,000 yen as a cancellation
fee equivalent to the application fee. Please be aware of this in advance.
We are unable to make changes to the duration of occupancy or the terms of the contract after it has been signed.
Step6 Welcome to the room
StartAfter the contract is signed, we will provide you with a "room entry guide" regarding the key handover method and other details.
